Edmonton Real Estate Market Update – October 2025

In October, the Greater Edmonton Area saw:

🏠 2,061 sales – down 5.7% from September, and 17% from October 2024

📉 3,306 new listings – down 4.7% month-over-month, but up 14.7% year-over-year

📦 Inventory – down 5.9% from September, yet up 30.7% from last year

💰 Average home price: $454,777 (+0.3% MoM, +3.2% YoY)

📍 MLS® HPI Benchmark Price: $418,500 (–1.2% MoM, +3.7% YoY)
